SELLING IN TAMPA BAY
Selling a Home in Tampa Bay
Your next move starts with a plan for the home you have now. I'm Jamie Rose Ward, a Realtor serving homeowners across Hernando, Pasco, Citrus, Hillsborough, and Pinellas Counties. Let's talk about your timing, what to prepare, and the decisions ahead, from setting a price to reviewing offers.
A Plan for Your Home and Your Next Move
Whether you're making room for a growing household, downsizing, or planning a move elsewhere, there are decisions to make before your home goes on the market. Bring your questions about timing, preparation, pricing, and what happens after an offer. We can talk through what matters most to you and where to begin.
Setting Your Asking Price
An asking price should reflect your home's condition, comparable sales, competing listings, and the market when you list. Your timing matters, too. Start with a realistic range and discuss how buyer interest and feedback will inform any later adjustments.
Preparing Your Home to Sell
Before taking on a major project, consider what your home needs, what you can reasonably spend, and when you want to list. Use these three areas to organize the preparation conversation.
Clear and Clean
Clear crowded surfaces, organize storage, and clean the spaces buyers will see. Aim for rooms that are easy to walk through and photograph.
Review Repairs
Make a list of known issues and unfinished jobs. Discuss which items to address before listing and get estimates before committing to larger work.
Gather Home Records
Collect available records for improvements, repairs, warranties, and major systems. Have any association information ready to discuss with your agent.
Planning for Photos and Showings
Think about how your home will be presented and how showings will fit into daily life. Before the listing goes live, discuss the photos, property details, marketing activities, and showing arrangements included in your listing plan.
- What should be ready before photos are taken?
- Which features and updates should the listing highlight?
- How much notice will you need for showings?
- What arrangements will you make for pets and personal belongings?
From Reviewing Offers to Closing
The offer price is one part of the decision. Financing, requested credits, contract conditions, and timing can also affect how an offer fits your plans.
Look at the Whole Offer
Review the price alongside the deposit, financing, requested seller contributions, closing date, and any conditions. Ask for an estimate of what you would receive after the sale's costs and payoffs.
Work Through Contract Milestones
After an offer is accepted, the next steps depend on the contract and the buyer's financing. Inspections, an appraisal, and other reviews may raise questions or requests. Keep track of deadlines and discuss any proposed changes before agreeing to them.
Prepare for the Handoff
As closing approaches, confirm any agreed repairs, your move-out arrangements, and when possession will transfer. Review the closing documents and ask your agent or closing professional about anything you do not understand.
Start with a Clearer Picture of Your Home's Value
